Property Owners

We manage residential properties in and around Columbus, OH.  We only manage long-term properties (12+ months).  We do not manage short term, mid term, or student rentals.

Management Client Pricing

Monthly Management Fee:

1-4 units under management: 10% of collected rent

5-9 units under management: 9% of collected rent

10+ units under management: 8% of collected rent

Leasing Fee:

Half of the first month's rent for lease signing and lease renewals

Property Maintenance Markup:

15% markup on all property maintenance expenses less than $1,000

10% markup on all property maintenance expenses more than $1,000

Maintenance Reserve:

$1,000 per unit (refilled each month from property cash flow)

Necessary maintenance items quoted at or below $500 and emergency maintenance will be carried out at property manager’s discretion

Maintenance items costing more than $500 will be carried out only after property owner approval

Payment Schedule:

Proceeds are paid out to property owners on the 10th of each month for the previous month’s income

Lock Replacement Service:

Lock replacement with a lock that is part of a master key system that the property manager maintains.  Locks are replaced at the property manager’s expense

Additional Notes:

All fees are subject to applicable taxes.

Maintenance reserve is used for property upkeep and repairs.

Any additional services or fees will be discussed and agreed upon in advance.

Additional Details

Property owner will have access to an Owner’s Portal through Buildium to track their properties

Initial maintenance reserve is paid by the owner when the management agreement begins

Security deposits will be held by Moving Forward Property Rentals.  If the security deposit was collected before the management agreement began, it would be transferred to Moving Forward Property Rentals when the management agreement begins

If a lease is already in place, no leasing fee applies and an addendum will be added to the lease indicating Moving Forward Property Rentals is the property manager.
